Kelly Sewell Nagel is the founder of Residy, a diagnostic advisory practice that helps senior leaders, leadership teams, and organizations figure out what is actually operating underneath a problem they can already describe. She brings more than two decades of experience in commercial real estate, including institutional investment, development, strategy, and organizational leadership. Kelly is Professor of the Practice and Head of Real Estate at the Steers Center for Global Real Assets at Georgetown McDonough, a ULI Trustee, and the creator of the Near Enemies framework. She is developing a book based on the framework.

Kelly Sewell Nagel is the founder of Residy, a diagnostic advisory practice that helps senior leaders, leadership teams, and organizations figure out what is actually operating underneath a problem they can already describe. Her work focuses on hidden assumptions, patterns, and constraints that can keep capable people and organizations stuck even when they are doing a lot of things right.
She brings more than two decades of experience in commercial real estate, including institutional investment, development, strategy, and organizational leadership, with experience across public and private platforms, family offices, and founder-led firms.
Kelly is Professor of the Practice and Head of Real Estate at the Steers Center for Global Real Assets at Georgetown University’s McDonough School of Business, where she teaches real estate finance. She is also a ULI Trustee and the creator of the Near Enemies framework. She is developing a book based on the framework.
